Fascia and soffit replacement in Tyrone, Fermanagh and Armagh

Roof lining

What we replace, and what we replace it with

The fascia is the board fixed along the roof edge to the ends of the rafters. It carries the gutter brackets, which means it carries the weight of the gutter and everything in it. The soffit is the board underneath, closing the gap between the fascia and the wall.

We replace both in uPVC. It does not need painting and it does not rot. We do not fit aluminium fascia or soffit — aluminium is for guttering, and we form that on site.

Highest standards of workmanship

The old timber comes off. It does not get covered over.

This is the part worth asking every installer about, and it is worth asking before you ask about price.

Capping is quick. The old rotten timber is left where it is and new uPVC is trimmed over the top of it. From the road it looks like a new roofline. Underneath, the rot carries on in the dark with nothing to stop it, and now nobody can see it happening.

We strip the old timber back, and fit the new uPVC onto sound new wood. It is more work. It is the difference between replacing a roofline and hiding one.

If one quote is noticeably cheaper than the others, this is usually where the difference sits. We also install bespoke tile and edge trim where required, that will further enhance the protection and performance of your roofline.

You should also ask about the type of edge and slate trim that is being used, there are large differences. We never use plastic and would never install on top of tiles, where water can run behind continuing to damage your roof.

Fascias and soffits for your roof

Doing the fascia, soffit and guttering together

Most people ring us about one of the three. Nearly always the cheaper job is the one that deals with all three at once.

Getting safely up to the eaves and along them is much the same work whether you are replacing one board or the whole run, so it is worth paying for that access once rather than three times. And you cannot see the real state of a fascia until the gutter comes off — from the ground it can look fine, and behind the brackets and at the corners it often is not. New guttering fixed to old timber inherits the age of the timber.

  • Do I have to replace the fascia, soffit and guttering together?

No. If the fascia and soffit are genuinely sound then a gutter on its own is a perfectly reasonable job, and we will tell you if that is what you are looking at. What we will not do is fit new guttering to timber that is not going to hold it.

  • Can you fit uPVC over my existing timber fascia?

If the timber is solid, Yes. No if it's over rotten timber. Capping over it hides the problem instead of dealing with it, and the board you fix into is the board that has to hold the gutter. We take the old timber off, look at what is behind it, and fit onto something sound. If someone has quoted you to cover it over, ask them what happens to the timber underneath.

  • What colours of fascia and soffit do you do?

The ones we fit most are anthracite grey, black ash, cream, white and an oak-effect board. There is a wider range beyond those, so bring us the colour of your windows and doors and we will tell you honestly what we can match and what we cannot.

  • How long does a fascia and soffit job take?

It depends on the house — the length of the roofline, the access, and what we find when the old gutter comes down. We will tell you when we have looked at it, not before.

  • What should I ask anyone who quotes for fascia, soffit and guttering?

Ask these five things before you accept any roofline quote. Are you taking the old timber off, or fitting over it? Are the boards woodgrain or smooth? Is the guttering seamless or jointed, and where do the joints fall? What are the gutter brackets fixing into? Can you fit tile and slate trim, is it made to order, and does it go above or below the first row of tiles?
